> surface flooding due to no stormwater drain in this low area builds up to around 100 - 150mm outside of 425 Linwood Ave. This leaves saturated leaves and rubbish to accumulate and block the flow of curb drainage. leaves are also not removed by council in this area making mowing of the council burm impossible. the flooding also makes it impossible for foot access to the property without gumboots.
